State Property Tax Revenue Comparison

Local-government property-tax revenue, FY2024 - total, per capita, and share of local budgets and personal income, with the change from FY2023.

← Back to National Overview

Every U.S. state and D.C., ranked by local-government property-tax revenue in fiscal year 2024. This is a local-government-only measure — it does not include state-level property tax and is not the same series as the national collections total shown on the National Overview page (that figure covers state and local government together, from a different Census product). See Methodology below for why these numbers shouldn't be added together or substituted for one another.

Nationally, local governments collected $700.6 billion in property tax in FY2024, up 5.86% from FY2023 before inflation. Per person, that is $2,061, up 4.84%. Property tax made up 28.4% of local general revenue (down 0.16 percentage points) and 2.80% of personal income (down 0.0016 percentage points). In other words, the dollars went up, while property tax's share of local budgets and of income edged down slightly nationally — a pattern that varies a lot from state to state.

In each cell, the number in parentheses is the change from FY2023. Dollar and per-person changes are percent changes; the two "share" columns change by percentage points ("pts"), which is not the same thing as a percent change.

How Much States Differed, FY2023 to FY2024

These are descriptive changes in published government estimates. They are not causal findings, statistical-significance tests, household tax bills, effective tax rates, or policy recommendations.

Methodology

Property tax and general revenue: U.S. Census Bureau local-government finance data. FY2023 uses the current revised Census public-use files (2023 individual unit files). FY2024 uses the Census GS00LOCALFIN table (local-government property tax and general revenue).

Population: Census Vintage 2025 state population estimates for July 1, 2023 and July 1, 2024. Using one estimate vintage for both years keeps the per-person change from being distorted by population revisions.

Personal income: U.S. Bureau of Economic Analysis state personal income (SAINC1, line 1) from the September 30, 2026 annual update (BEA regional data), used for both years.

All 50 states, D.C., and the U.S. total are present in every layer. Calculations use unrounded source values and are rounded only for display. Dollar amounts are nominal — not adjusted for inflation.

Why the FY2023 figures may differ slightly from what this page showed before: the earlier version of this page showed FY2023 only, from the Lincoln Institute of Land Policy's 2023 summary of Census data, which used older population and personal-income estimates. The local property-tax dollars match; the per-person and personal-income figures change slightly because this comparison uses the newest population and income estimates for both years so the two years can be compared fairly.

Limitations: FY2024 is a Census sample-survey year, so its figures carry sampling error. Finance figures are fiscal-year amounts, while population is a July 1 estimate and personal income is a calendar-year figure, so not every government's fiscal year lines up exactly. D.C. has a different government structure from the states. This comparison does not measure tax sales or property lost to tax foreclosure, and it is not a replacement-funding plan.

This table reports $700,612 million in local-government property-tax revenue for the United States in FY2024. That figure is not interchangeable with the national collections series on the National Overview page, which covers state and local government combined, uses a different Census product (the Quarterly Summary of State & Local Tax Revenue), and covers calendar years. Never add the two together or present one as a more current version of the other.
